Construction and Refurbishment

Development and Construction Policy for Sustainability

The University recognises the performance in operation, of the vast majority of our buildings, requires close working between the estates projects team and maintenance staff in order to help us rise to the challenge of meeting our carbon targets. We will be reviewing our development and construction policy in autumn 2018 mindful that we want to provide spaces that enable health, wellbeing and productivity for all our students and staff.  We will learn from the Green Building Council delivering better performance review and will plan new projects on a building by building program to help us achieve this.  We will continue to work with students to help us match their needs to our requirements, utilising estates/curriculum projects where ever possible.

We are working with our construction supply chain to help them map the manufacturing locations of university suppliers and have added in key performance indicators as the start of this process in both smaller contracts and £1m plus contracts.  We have targeted this supply chain because of it's relative high value to begin this work. 

Our targets for this year are:

  • All new build projects should be designed to achieve a DEC B rating or above.
  • Design Art House refurbishment to achieve a DEC rating of C as a minimum, but aim for B
  • The improvements to Edward Elgar building and plant should result in a DEC rating of C by 2020
  • All university owned buildings to achieve a C rating or above by September 2017.
  • 60% of the university’s estate to achieve at least a B rating by September 2020.

Some examples of how are we going to achieve these targets?

  • Use 100% recycled content in soft floor coverings for all projects, refurbishments or new builds.
  • Where feasible all new build projects should be designed to meet average water consumption targets of 1.35m3/m2 per m2 of the GIA for residential and 0.71m3/m2 per m2 of the GIA for non-residential.
  • BREEAM assessment to be carried out on all new buildings of over 1000m2 with a target to achieve a rating of ‘Excellent’ but with a minimum rating of ‘Very Good’ in cases where there are good and explicit reasons why an excellent rating could not be achieved

All tenderers for new projects are made aware of these objectives and the University’s commitment to sustainability. They are referred to the institution’s Sustainability Policy and relevant strategies (energy, water, transport waste and biodiversity) and targets.
